Job Description
Flat Fee Landlord is a property management and real estate investment company committed to simplifying real estate investing and building stronger communities. We’re looking for a customer-focused Assistant Property Manager to join our team in our Downtown Houston office.
This position is responsible for providing exceptional service to property owners and residents while supporting the Portfolio Director with day-to-day operations. The ideal candidate thrives in a fast-paced environment, communicates clearly, and takes pride in solving problems quickly and professionally.
You’ll play a key role in lease renewals, rent collections, maintenance coordination, inspection scheduling, and client communication — all while helping us uphold the Flat Fee Landlord standard of hospitality, accountability, and trust.
Responsibilities:
• Serve as the primary point of contact for owners and residents within assigned portfolios.
• Deliver prompt, clear, and professional communication through phone, email, and text.
• Manage the lease renewal process: coordinate with owners on rent increases, send renewals, and ensure timely completion.
• Oversee rent collection and delinquency management , including follow-ups, payment plans, and coordination with eviction vendors.
• Coordinate maintenance requests from start to finish — dispatch vendors, communicate updates, and confirm completion.
• Schedule and track property inspections (move-out, in-lease, and emergency) and process related reports.
• Maintain accurate notes, updates, and task tracking within AppFolio and LeadSimple .
• Monitor overall customer satisfaction and take proactive steps to retain clients and residents.
• Collaborate closely with the Portfolio Director to ensure smooth operations and performance goals are met.
• Support special projects, process improvements, and team initiatives as needed.
Qualifications:
• 1–2+ years of residential property management or related experience required.
• Experience using AppFolio , LeadSimple , or similar property management software preferred.
• Exceptional written and verbal communication skills with a professional, service-oriented tone.
• Strong organizational and time-management abilities; able to handle multiple priorities effectively.
• Comfortable managing collections, maintenance, and client communication.
• Dependable, proactive, and detail-oriented team player.
• Must be able to work in person at our Downtown Houston office during business hours.
